Conditions or Reasons for Planning Application - CB/15/04879/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The louvers in the north and south facing elevation shall be fixed timber louvers at 30 degrees and the glazing to these windows shall be fitted with obscure glass to a min level of Grade 3 and there shall be no change to this unless planning permission is sought and granted by the Local Planning Authority.

Reason: To safeguard the amenities of occupiers of the neighbouring properties from overlooking.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1643/01/00, 1643/03/01/A, 1643/03/02, 1643/03/03/A, 1643/03/04/A, 1643/03/05/A and1643/03/06 (in part superceeded).

Reason: To identify the approved plan/s and to avoid doubt.
