Conditions or Reasons:
1) The cumulative size of the workshop taken together with all the structures in close proximity to the application site is harmful to the openness of the Green Belt contrary to national advice contained within Planning Policy Guidance 2,-'Green Belts' and Policy 6 of the Bedfordshire Structure Plan 2011 and Policy NE3 of the South Bedfordshire Local Plan Review, which seek to preserve the high quality of the landscape of the Chilterns Area of Outstanding Natural Beauty and to resist development which would have an adverse effect on it. To permit this proposal would have an adverse effect on the landscape and natural beauty of the area. Furthermore, the development fails to enhance the local rural distinctiveness of the area and is contrary to the principles of good design set out in national guidance within Planning Policy Statement 1 - 'Delivering Sustainable Development', Policy ENV7 - 'Quality in the Built Environment' of the East of England Plan, Regional Spatial Strategy and Policy BE8 of the South Bedfordshire Local Plan Review.
