Conditions or Reasons for Planning Application - CB/16/00019/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until details of the colour of all render for the building has been submitted to and approved in writing by the Local Planning Authority. The development shall accord with the details approved. All other materials and finishes shall be in accordance with the detail shown on drawing 15.41.11A unless otherwise agreed in writing by the Local Planning Authority.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of Part 1, Class A, of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification) no additional windows shall be inserted at first floor level of the dwelling.

Reason: To protect the amenity of neighbouring residents.
4) The dwelling shall not be occupied until a landscaping scheme including the means of enclosure to the garden has been submitted to and approved by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season and maintained until satisfactorily established.

Reason: To protect the appearance of the site and to ensure that a satisfactory standard of accommodation is provided for future occupiers.
5) Before the development is occupied the parking area shall be surfaced and provided in accordance with the approved plan 15.41.11A and shall thereafter be retained for the parking of vehicles.

Reason: For the avoidance of doubt and to provide an adequate parking area.
6) Notwithstanding the provisions of Part 1, Class A, B and C of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 15.41.11A, 15.41.OS map.

Reason: To identify the approved plan/s and to avoid doubt.
