Conditions or Reasons for Planning Application - CB/16/00164/PADO
Conditions or Reasons:
1) Unless otherwise agreed in writing by the Local Planning Authority, the development shall be carried out in accordance with the details received 14th January 2016 and hereby approved by the Local Planning Authority.
2) The use of the building within Class C3 (dwellinghouses) shall begin on or before 30th May 2016.
3) The gates shown on the approved drawing shall open away from the highway and be set back a distance of at least 5.0m from the edge of the public highway.

Reason: To enable vehicles to draw off the highway before the gates are opened.
4) A revised parking layout showing the provision of two parking spaces and turning space to enable vehicles to turn within the site and leave the site in forward gear, shall be submitted to and approved in writing by the Local Planning Authority before the dwelling is occupied. The approved parking layout shall thereafter be retained.

Reason: In the interests of highway safety and to ensure adequate provision of and retention of on site parking spaces.
5) This approval relates only to the details shown on the submitted plans, numbers WPD Dwgs nos 058-15-1; 2 and 3.

Reason: To identify the approved plans and to avoid doubt.
