Conditions or Reasons:
1) The proposed first floor side extension would, because of its size, siting and unsympathetic non-subservient design, be out of character with the existing dwelling causing harm to the character and appearance of the area, contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), technical guidance in the Central Bedfordshire Design Guide (2014) and the principles of good design within the National Planning Policy Framework.
