Conditions or Reasons for Planning Application - CB/16/00190/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted, no development shall commence until, details of the materials to be used for the external walls and roof of the proposed building have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.
Reason: To ensure that the development/work is in keeping with the existing building, in accordance with Policy CS15 and DM13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework
3) Notwithstanding the approved plans, all new rainwater goods shall be of black painted cast iron and shall be retained thereafter.

Reason: To safeguard the setting of and the special architectural and historic interest of this statutorily listed building, in accordance with Policy CS15 and DM13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
4) The building hereby approved shall at all times be used ancillary to the residential use of the dwelling known as 22 West End Road, Silsoe.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: L-01; L-02; and Design and Access Statement, and Heritage Asset Assessment.

Reason: To identify the approved plan/s and to avoid doubt.
