Conditions or Reasons for Planning Application - SB/08/01135
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed garage building shall be submitted to and approved in writing by the District Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
REASON: To control the appearance of the building.

3) Within three months of the completion and/or first use of the garage hereby permitted the existing outbuilding shown to be removed on Drawing No. 31108 shall be demolished and the resultant debris removed from the site.
REASON: To control the amount of built development on the site having regard to the location of the dwelling in the Green Belt and Area of Outstanding Natural Beauty.
4) Notwithstanding any details submitted with the application, before development commences a plan showing the extent of the boundary hedge along the Private Road frontage to be removed in connection with the development hereby permitted and the retention of the remainder of the hedge along this frontage shall be submitted to and agreed in writing by the District Planning Authority. The development shall thereafter be carried out and completed in accordance with the approved details.
REASON: In the interests of the visual amenity of the locality.

5) This permission relates only to the details shown on Drawing No. 31108 received 24/11/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
