Conditions or Reasons for Planning Application - CB/16/00248/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The existing dwelling on the application site shown as a pink line on plan no. 1412.02.00 shall be demolished and all resultant detritus completely removed from the site in full accordance with the details and timescales set out in the Programme of Works or in accordance with such other timescales as may from time to time be agreed with the Council in writing.

Reason: In the interests of the visual amenities and openness of the Green Belt and Area of Great Landscape Value.

4) Both prior to and during development, all recommendations outlined in the "Arboricultural Method Statement" , which forms Section 8.0 of the "Development Site Impact Assessment and Method Statement" report produced by Bartlett Consulting (Ref: JL/150575/R/sh), shall be fully implemented, and undertaken in accordance with the recommended sequence of operations and arboricultural supervision, as set out Sections 8.3 and 8.5 of the "Arboricultural Method Statement." All tree protection barriers shall be installed and positioned in strict accordance with the appended Tree Protection Plan (Ref : JL/R150575/R/sh), dated 14th January 2016, and these barriers shall remain securely in place throughout the entire course of development.

Reason: To ensure a satisfactory standard of tree protection, to ensure the successful retention of strategically important trees needed to screen the site when viewed from within the surrounding rural landscape, and to retain the positive contribution that the trees make within the Chiltern's Area of Outstanding Natural Beauty.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1412.01.00, 1412.01.01, 1412.01.02, 1412.01.03, 1412.01.04, 1412.02.01, 1412.02.02, 1412.02.03, 1412.02.04, 1412.02.05, 1412.02.06, 1412.02.07, 1412.02.08, 1412.02.09 & 1412.02.00.

Reason: To identify the approved plans and to avoid doubt.
