Conditions or Reasons for Planning Application - CB/16/00264/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The garage hereby approved shall be carried out only in accordance with the approved material details attached to permission CB/15/00649/FULL.
Reason: To ensure that the development is in keeping with the existing building.
(Policy BE8, SBLPR and Sections 7 & 12, NPPF.)
3) Before the construction of the garage begins, a scheme for the removal of trees within the curtilage of the property, clear of the public highway, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use.

Reason: In the interests of road safety.
(Section 4, NPPF)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1219 PP 20 Rev E, 1219 PP 01 Rev A & 1219 PP 31 Rev B.

Reason: To identify the approved plans and to avoid doubt.
