Conditions or Reasons for Planning Application - CB/16/00353/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The construction of the wall shall not take place until a sample panel has been constructed and provided on site for inspection and approved in writing by the Local Planning Authority. The sample panel shall include the method of finishing the top of the wall (e.g. brick on edge detail / coping stone). The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the wall in the interests of the visual amenities and historical significance of the locality.

3) The laying of the granite sets shall not take place until samples of the setts have been provided on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the paved area in the interests of the historical significance of the site and the wider locality.

4) The new railings shall be those as shown in the photograph submitted on 07 April 2016 and marked CBC/004. The gates shall match the railings in materials, style, maximum height and proportions, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To control the appearance of the railings and gates in the interests of the historical significance of the site and the wider locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003, CBC/004.

Reason: To identify the approved plans and to avoid doubt.
