Conditions or Reasons for Planning Application - CB/16/00357/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works for the garage shall be carried out to accord with the materials detailed on the application drawing 16-005-G2, unless otherwise agreed in writing by the Local planning Authority.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials, in the interests of the visual amenities of the locality and the setting of the listed building.

3) No development shall take place until a detailed drawing and specification of the finish of the gates, walls, railings and other associated hard and soft landscaping has been submitted to and agreed in writing by the Local Planning Authority. The development shall then be carried out in accordance with the agreed details.
Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the setting of the listed building. (Section 12, NPPF)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 16-005G1 (site location plan), 16-005-G2.
Reason: To identify the approved plan/s and to avoid doubt.
