Conditions or Reasons:
1) The summer house is located in an elevated position and, by reason of its excessive size, siting, height and unsympathetic design appears as an imposing and visually intrusive form of development to the detriment of the character and visual amenities of the streetscene and neighbouring occupiers whose main pedestrian access is located immediately to the east. It is therefore in conflict with the principles of good design as set out in the National Planning Policy Framework, planning policy DM3 in the Core Strategy and Development Management Planning Document dated 2009 and the Central Bedfordshire Design Guide Supplement 7: Householder Alterations and Extensions.
