| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The following materials shall be used in the implementation of the development: Brick: Luton Grey from Bovingdon; Tile: Tudor, brown, handmade clay tiles. All other materials shall be as shown on the approved drawings.
Reason: To control the appearance of the building in the interests of the historical significance of the Grade II Listed Building.

In the construction of the glazed link structure hereby approved, all fixings to be made to the existing brick wall fabric shall be restricted to the mortar jointwork of the existing wall masonry only unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that the approved development is undertaken without damage to the historic building fabric existing on the site.
