Conditions or Reasons:
1) The proposed replacement dwelling would be materially larger than the existing dwelling. The excessive bulk at first floor level would have a harmful visual impact on the character of the area and would result in a loss of openness in the Green Belt; No very special circumstances have been demonstrated that would outweigh this harm, as such the proposal is contrary to paragraph 89 of the National Planning Policy Framework.
