Conditions or Reasons for Planning Application - CB/16/00735/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The red brick plinth at the base of the enlargement is to be constructed in Flemish bond, and the mortar shall be finished with a neat flush, unless otherwise approved in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the building, in the interests of the visual amenities of the locality, the character and appearance of the conservation area and the setting of listed buildings, in accordance with Policy DM3, DM15 and CS13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
3) Notwithstanding the approved plans, all new rainwater goods shall be of black powder coated aluminium and shall be retained thereafter.

Reason: To safeguard the appearance of the building, in the interests of the visual amenities of the locality, the character and appearance of the conservation area and the setting of listed buildings, in accordance with Policy DM3, DM15 and CS13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, 15.64.01, 15.64.02C

Reason: To identify the approved plan/s and to avoid doubt.
