Conditions or Reasons for Planning Application - CB/16/00783/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the principle dwelling house known as No. 1 Tythe Cottages and it shall not be occupied as a separate independent dwelling or for any other purpose.

Reason: In order to ensure that no separate residential use commences which would be inappropriate in highway terms given its location, means of access and parking provision.

4) Before the extended premises are first occupied, the existing driveway and front garden shall be altered to provide two off-street parking spaces each measuring a minimum 2.4m x 4.8m. All on site vehicular areas shall be surfaced in a manner to the Local PLanning Authority's approval so as to ensure satisfactory parking of vehicles outside of highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To enable vehicles to draw off and park clear of the highway, thus minimising danger, obstruction, and inconvenience to users of the highway and of the premises.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01 and CBC02.

Reason: To identify the approved plan/s and to avoid doubt.
