Conditions or Reasons for Planning Application - CB/16/00845/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. A brick sample panel shall be provided prior to the commencement of development showing the brick bond and mortar joint finishing. Detailed joiner's drawings of the proposed double gates shall be submitted and approved prior to the commencement of development. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The modified vehicular access shall be brought into use until it has been laid out and constructed to the Council's approved standards and specifications.
Reason

In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Design Statement ref: MH 102-DS wall; MH 101-OS rev A; MH 102-10; MH 101-5; MH-102-5 rev C

Reason: To identify the approved plan/s and to avoid doubt.
