Conditions or Reasons for Planning Application - CB/16/00848/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The replacement detached dwellinghouse hereby permitted shall not be first occupied until the proposed alterations to the attached neighbouring dwelling known as No. 1 Biggleswade Road, Dunton, has been completed in full accordance with the remedial works outlined within document titled Supporting Information dated August 2015 and drawing number: JKM/2015/Issue 1 SHT 1 of 3, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
3) The external surfaces of the detached dwellinghouse hereby permitted shall be constructed in the materials outlined on the schedule of materials on Drawing Number 153567/3A, unless otherwise approved in writing by the Local Planning Authority.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
4) Notwithstanding the details submitted with the application, no development shall commence for the construction of the garage building hereby approved, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: Details are required prior to commencement to control the appearance of the building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
5) The detached dwellinghouse hereby permitted shall not be first occupied or brought into use until the parking scheme shown on Drawing No. 153567/2A has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
6) The first floor window in the western elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed.

Reason: To safeguard the privacy of occupiers of adjoining properties, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Supporting Information dated August 2015; 153567/1; 153567/2A; 153567/3A; 153557/4; and JKM/2015/ISSUE 1 SHT 1 of 3.

Reason: To identify the approved plan/s and to avoid doubt.
