Conditions or Reasons for Planning Application - SB/08/01196
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
REASON: To control the appearance of the building/s.
(Policies BE8 & H8, S.B.L.P.R).
3) Before development begins, details of the light wells and/or other means of access and natural lighting to the basement areas hereby permitted shall be submitted to and approved in writing by the District Planning Authority, with the development thereafter being implemented in accordance with the approved details.
REASON: To produce a satisfactory relationship between the various elements of the scheme and to ensure the provision of good quality residential accommodation.

4) This permission relates only to the details shown on the Site Location Plan and Drawings No.'s 100.54, mp.25, mp.26, mp.25A, mp.25B, mp.276, mp.24 & mp.274 received 18/12/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
