Conditions or Reasons for Planning Application - CB/16/00873/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The proposed development shall be carried out in accordance with the materials detailed on plan number 151122A 6 Rev D.

Reason: For the avoidance of doubt and to ensure the development is in keeping with the existing buildings on site. (Policy DM3, CSDM)

3) Prior to demolition of the building and car park, details of the parking provision to replace the lost parking provision shall be submitted to and approved in writing by the local planning authority, and the development shall not commence until the replacement parking provision has been constructed in accordance with the approved details and thereafter retained for this purpose.

Reason: To provide adequate parking provision within the site, to alleviate on street parking and the obstruction to the free flow of traffic. (Policy DM3, CSDM)

4) Prior to the occupation of the building hereby approved a robust workplace travel plan shall be submitted to and approved in writing by the local planning authority. On approval the travel plan shall immediately be brought into use and thereafter continued for this purpose inclusive of any approved amendments as part of the site expansion/alterations.

Reason: To promote sustainable modes of travel and to reduce the potential traffic impact of the development on the local highway network (Policy DM3, CSDM)

5) Prior to the occupation of the building hereby approved, a scheme for the secure and covered parking of cycles on the site shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Policy DM3, CSDM)

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 151122A 3 Rev B; 151122A 4 Rev B; 151122A 6 Rev D; 151122A 7 Rev D; 151122A 8 Rev C; 151122A 9 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
