Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed first floor rear extension would, because of its overall size, massing and unsympathetic design, be out of keeping with the existing house and thereby visually harmful to the Green Belt, Area of Outstanding Natural Beauty and Area of Great Landscape Value contrary to national advice and local plan policies which require that new developments should take opportunities to enhance or reinforce the character and local distinctiveness of the area. The proposal is therefore contrary to advice contained within Planning Policy Guidance Note 2, 'Green Belts', Planning Policy Statement 7 - 'Sustainable Development in Rural Areas' and Planning Policy Statement 1, 'Delivering Sustainable Development' and Policies BE8, H8 and H13 of the South Bedfordshire Local Plan Review.
