Conditions or Reasons for Planning Application - CB/16/00979/FULL
Conditions or Reasons:
1) Within three months of the date of this permission a landscaping scheme to provide soft landscaping along the front boundary of the site with Bedford Road shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the next full planting season (being October 2016 to March 2017). The plants shall subsequently be maintained for a minimum of five years and any which die or are destroyed during this period shall be replaced during the next planting season. The landscaping scheme shall provide details of the location, species, number and planting size of the plants and shall be designed such that there would be no impediment to visibility from the site accesses.

Reason: To ensure an acceptable standard of landscaping and to mitigate the visual impact of the development.

2) Within three months of the date of this permission a scheme shall be submitted to the Local Planning Authority to prevent sand, mud and other debris from being washed onto the public highway. The approved scheme shall subsequently be implemented within three months of the date of approval of the scheme and shall be maintained thereafter.

Reason: In the interests of amenity and to prevent the deposit of sand, mud or other extraneous material on the highway.

3) This decision relates to the details shown on the submitted plans, numbers AT200-01, A3-15374.

Reason: To identify the approved plans and to avoid doubt.
