Conditions or Reasons for Planning Application - CB/16/01025/PAAO
Conditions or Reasons:
1) Having regard to the scale of the development, the access is substandard in terms of the forward visibility around the bend, to enable drivers of right turning vehicles into the site, to see and be seen by vehicles approaching from the south, and the proposed development would result in the intensification of an existing substandard access, and will lead to conditions of danger and inconvenience to users of the highway and the property and therefore contrary to Policy DM3 of the Core Strategy and Development Management Policies Document (2009).
2) Having regard to the scale of the development, the nature of the access and its use for a mixture of uses and its close relationship with Church Farm, the development is likely to result in a material increase in vehicles using the existing access resulting in an increase in noise and disturbance to the occupiers of Church Farm which is considered to be unacceptable and therefore contrary to Policy DM3 of the Core Strategy and Development Management Policies Document (2009).
