Conditions or Reasons for Planning Application - SB/08/01212
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.
REASON: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows for the proposed conversion shall be submitted to and approved in writing by the District Planning Authority. The work shall be carried out only in accordance with the approved details.
REASON: To ensure that the work is in keeping with the existing building.
3) Before work begins and notwithstanding the details submitted with the application, detailed drawings of the proposed new external windows showing fenestration, sections, mouldings, the relationship with the external envelope of the building, and cill / head details shall be submitted to and approved in writing by the District Planning Authority. The work shall be carried out only in accordance with the approved details.
REASON: To ensure that the work is in keeping with the existing building.
4) Before work begins and notwithstanding the details submitted with the application, a specification schedule for any cutting, alteration or removal of structural timbers shall be submitted to and approved in writing by the District Planning Authority. The work shall be carried out only in accordance with the approved details.
REASON: To ensure that the proposed work is carried out in a manner which safeguards the historic character and structural integrity of the building.
5) Before conversion begins, a written method statement shall be submitted to the District Planning Authority that clearly specifies all access facilitation pruning required of the Holly tree, being positioned on the eastern end of the existing barn. The pruning specification shall stipulate the minimum work required to allow the conversion works to proceed and such pruning shall be confined to the lower branches of the tree, with the sole purpose of allowing unhindered access. All tree work shall comply with British Standard BS 3998: 1989 'Recommendations for tree work' No further pruning will be undertaken from that agreed in the written method statement without the prior written consent of the District Planning Authority. The method statement shall also indicate suitable barrier protection measures to be implemented on site that will prevent damage to both the branch spread, limbs and trunk and to the rooting medium of the tree during conversion works, once access facilitation pruning has been carried out.
REASON: In order to ensure the quality of the work and to retain the degree of amenity value and visual contribution that the tree makes to the Toddington Conservation Area.
6) This consent relates only to the details shown on Drawing No. AQ-105 100A received 22/12/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
