Conditions or Reasons for Planning Application - CB/16/01035/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until a method statement detailing how the existing buildings are to be demolished and the foundations for the building hereby approved are to be constructed has been submitted to and approved in writing by the Local Planning Authority.

Reason: To protect trees in close proximity which are covered by a TPO. This is a pre-commencement condition to control demolition and foundation details to ensure that there is no damage to any root protection areas of adjacent protected trees.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 121039A 1 Rev D; 121039A 3 Rev C; 121039A 4 Rev D

Reason: To identify the approved plan/s and to avoid doubt.
