Conditions or Reasons:
1) The proposed extensions, by reason of design, scale, massing and siting represent a discordant feature in the street scene, resulting in a building which neither preserves nor enhances the appearance of the Studham Conservation Area, contrary to national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and Planning Policy Guidance Note 15, 'Planning and the Historic Environment' and to Policy BE8 of the South Bedfordshire Local Plan Review.
