Conditions or Reasons:
1) The proposed works would involve the unnecessary loss of historic fabric and result in material harm to the special historic and architectural character of the Listed Building. Planning Policy Guidance Note 15: 'Planning and the Historic Environment' states that applicants for listed building consent must be able to justify their proposals and will need to show why works which would affect the character of a listed building are desirable or necessary. They should provide the local planning authority with full information, to enable them to assess the likely impact of their proposals on the special architectural or historic interest of the building and on its setting. No details have been submitted to justify the proposed works or in regard to additional internal works that will be required and therefore it is not possible to assess the likely further impact of the proposal on the special architectural and historic interest of the building. The proposal is therefore contrary to the advice contained within Planning Policy Guidance Note 15: 'Planning and the Historic Environment'.
