Conditions or Reasons for Planning Application - CB/16/01136/FULL
Conditions or Reasons:
1) The proposed building having two floors of accommodation has the appearance of a detached independant dwelling unit situated in a back garden position where it will be out off keeping with and harmful to the character and pattern of surrounding development. This will be to the detriment of the visual amenities of the site and the wider area and would be in conflict with planning policies DM3 and DM4 in the Core Strategy and Development Management Planning Document dated 2009.
2) The erection of the two storey building in this backland position close to the rear elevations of surrounding properties will have an adverse impact on the amenities of neighbours by way of overlooking and loss of outlook and be harmful to the residential and visual amenities of numbers 22, and 24 Coronation Road, Cranfield and numbers 5 and 6 Bakery Close, Cranfield. This will be in conflict with planning policy DM3 in the Core Strategy and Development Management Planning Document dated 2009.
