Conditions or Reasons for Planning Application - CB/16/01145/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The construction of the extension shall not commence until the access and parking areas shown on drawing number 2969.14.2 Rev A have been laid out, drained and surfaced in accordance with details previously submitted to and approved in writing by the Local Planning Authority and those areas shall not thereafter be used for any other purpose.

Reason: This is a pre-commencement condition to ensure adequate parking provision for the residents of the dwelling and to enable vehicles to draw off and park clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2969-14-1 & 2969.14.2 Rev A.

Reason: To identify the approved plans and to avoid doubt.
