Conditions or Reasons:
1) The proposed development makes inadequate provision for a satisfactory vehicular access to serve the development and is likely to lead to an increase in congestion and additional hazards for highway users. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' , Planning Policy Guidance 13, 'Transport' and to Policy BE8 of the South Bedfordshire Local Plan Review.
