Conditions or Reasons for Planning Application - CB/16/01171/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to first use of the rear conservatory, a new 2m high close boarded fence shall be erected for a length of 6m along the existing rear boundary as indicated on the revised site plan (CBC001) and shall thereafter be retained.

Reason: To ensure adequate privacy for the occupiers of the neighbouring dwelling at 9 Draper Way.

4) No development shall commence in respect of the garage conversion until an additional parking space has been provided in accordance with the revised site plan drawing CBC/001 and the parking shall thereafter be retained.

Reason: To ensure adequate on-site parking facilities for the occupiers of the dwelling.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001; CBC/002; and 2016/0301/02.

Reason: To identify the approved plans and to avoid doubt.
