| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009). |

The existing first floor toilet window in the side (eastern) elevation of the dwelling shall be brick infilled as shown on submitted plan nos 121 Rev A and 127 Rev A. This restriction shall be retained at all times. No further windows or other openings shall be formed in this elevation.
Reason: To safeguard the amenities of occupiers of adjoining properties in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009). |

The new stairwell window and existing first floor dressing room window in the existing side (eastern) elevation shall be
permanently fitted with obscured glass of a type to substantially restrict vision through them at all times, and
shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. The 1.7 metre measurement should be made from the stair or point on a landing immediately below the centre of the window, upwards to the opening part of the window.
No further windows or other openings shall be formed in this elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 100, 100 Rev B, 110, 120, 121 Rev A, 122, 125 Rev A, 126 Rev A, 127 Rev A, 128.
Reason: To identify the approved plan/s and to avoid doubt. |
