Conditions or Reasons:
1) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly overbearing and would cause an unacceptable loss of light to the adjoining property No. 32, causing a harmful impact upon the residential amenity and living conditions of the future occupiers of No. 32, contrary to the Council's Policy DM3 of the adopted Core Strategy and Development Management Policies (November 2009) and the National Planning Policy Framework. The proposal is further in conflict with the technical guidance Central Bedfordshire Design Guide (2014).
