| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & H8, SBLPR and Section 7, NPPF) |

Prior to development full details of a pile and beam foundation system, which shall be used in the construction of the extension, shall be submitted to the Local Planning Authority for approval. The foundation shall be designed by an appropriately qualified engineer, and shall be fit for purpose and cause the minimum disturbance to the existing soil medium that makes up the Root Protection Area of the adjacent Hornbeam tree, by avoiding excessive excavation, disturbance to existing soil levels and compaction damage to its rooting system.
Reason: The condition must be discharged prior to commencement to safeguard the integrity of the root system and rooting medium of the adjacent Hornbeam tree, by avoiding root severance, root asphyxiation and soil compaction damage, in order to maintain the health and stability of the tree. (Policy BE8, SBLPR and Sections 7 & 11, NPPF) |

Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no further extensions to the dwelling known as The Littern, Oldhill Wood shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the bulk and mass of the dwelling in the interests of protecting the openness of the Green Belt. (Policy H13, SBLPR and Section 9, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1276:31, 1276:32, 1276:33, 1276:34, 1276:35, 1276:36, 1276:37, 1276:38 and 1276:39.
Reason: To identify the approved plans and to avoid doubt. |
