| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Not withstanding the details submitted with the application, no development shall commence at the site before details of the following have been submitted to and approved in writing by the Local Planning Authority.
Materials to be used in the external surfaces of the development A landscaping scheme for the site, including the retention of existing trees and hedgerow within land owned by the applicant together with a Landscape Management and Maintenance Plan A scheme for the provision of cycle parking at the site Boundary treatment at the site
The development shall be carried out in accordance with the approved details.
Reason: To ensure that the quality of the development is acceptably high in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009) and the Central Bedfordshire Design Guide (2014). |

The access shall have a minimum width of 4.1m with lateral clearance of 150mm on either side for a distance of 8.0m from the highway boundary.
Reason: In the interest of road safety and for the avoidance of doubt in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009). |

No development shall commence at the site before details showing parking arrangement for 3 cars the site have been submitted to and approved in writing by the Local Planning Authority and the building shall not be occupied before those parking spaces have been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009). |

No development shall commence at the site before details of a turning area suitable for a light goods vehicle within the site have been submitted to and approved in writing by the Local Planning Authority and the building shall not be occupied until that turning area has been constructed in accordance with the approved details.
Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009). |

Any gates provided shall open away from the highway and be set back a distance of at least 5.0 metres from the nearside edge of the carriage way of the adjoining highway.
Reason: To enable vehicles to draw off the highway safely in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009). |

Before the premises are occupied all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Manangement Policies (2009). |

No development shall commence at the site before details of refuse storage area and collection point have been submitted to and approved in writing by the Local Planning Authority and no building shall be occupied until the approved storage and collection points have been constructed in accordance with the approved details.
Reason: To ensure the refuse collection bins do not cause a hazard or obstruction to the highway or parking area in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009). |

No development shall commence at the site before a scheme for the disposal of foul and storm water at the site has been submitted to and approved in writing by the Local Planning Authority in consultation with the Internal Drainage Board. The approved scheme shall be completed before the first occupation of the house.
Reason: To ensure that foul and surface water drainage at the site is properly managed in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009), the Central Bedfordshire Design Guide (2014) and the Central Bedfordshire Sustainable Drainage Guide (2014). |

No development shall commence at the site before an Arboricultural Impact Assessment and Method Statement showing how existing trees and hedgerows at the site and on land within the applicant's ownership will be protected during and after construction have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details.
Reason: To ensure that trees at and around the site are suitably protected in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009). |
11)
No development shall commence at the site before a scheme for biodiversity protection and enhancement at the site has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved scheme.
Reason: To ensure that biodiversity at the site is protected and enhanced in accordance with the objectives of the National Planning Policy Framework (2012). |
12)
Other than where expressly required by a condition attached to this planning permission, the development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site location plan received 05th October 2016, Landscaping Plan received 19th January 2017, 180/00 (east and south elevations) received 04th October 2016, 180/00 (west and north elevations) received 04th October 2016, floor plans received 04th October 2016, Existing and Retained Tree Survey received 04th October 2016, Existing and Retained Tree Survey and Report received 19th January 2017, Ecological/Landscaping Enhancement Plan received 19th January 2017 and Planning and Design and Access Statement received 07th April 2016
Reason: To identify the approved plans and to avoid doubt. |
