Conditions or Reasons for Planning Application - CB/16/01532/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until full details of special foundations that are to be used in the construction of the southern end of the car port, have been submitted to and approved by the Local Planning Authority. The foundations shall be designed so as to avoid damage the tree roots of adjacent trees, namely a mature Weeping Willow and an off-site Ash tree, by avoiding excavation damage, and to act as a load displacement layer, thus also avoiding compaction damage of the rooting medium.

Reason: To ensure the successful retention of retained trees by avoiding damage to their rooting systems, so as to maintain their good health, anchorage, screening and amenity value.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01, CBC02 and 30267/LPA.

Reason: To identify the approved plan/s and to avoid doubt.
4) The car port shall be retained as a car port with open sides and it shall not be converted into a garage by the erection of walls unless planning permission has been granted by the Local Planning Authority.

Reason: In the interest of the visual amenities of the Green Belt.
