| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Before work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed development and all paving, surfacing and edging shall be submitted to and approved in writing by the Local Planning Authority. The work shall be carried out only in accordance with the approved details.
Reason: Building materials are required to be ordered in advance of the construction phase and to ensure that the materials proposed would reflect the envisaged appearance of the development and to protect its historic integrity. No development shall take place, until a schedule of works detailing all proposed repairs, re-instatement and making good to the fabric of the building has been submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out only in accordance with the approved schedule of works. Details shall include a full and detailed specification of all materials to be used in the works.
Reason: To ensure that the special historical and architectural interest and integrity of the building is conserved and maintained.
