Conditions or Reasons for Planning Application - CB/16/01579/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Before the extensions are first brought into use details of a modified vehicular access and drive to be widened to 6.0m for a distance of 5.0m into the site measured from the highway boundary shall be submitted to and approved in writing by the Local Planning Authority. The approved details shall be implemented before the extension is brought into use. The modified vehicular access shall be constructed to highway standards, and the drive shall be constructed and surfaced in tarmacadam or other durable, bound and porous material, where possible. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01, 16/182/ 02, 16/182/101, 16/182/102, 16/182/103/B.

Reason: To identify the approved plan/s and to avoid doubt.
