Conditions or Reasons for Planning Application - CB/16/01585/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external facing materials shall match those of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R and Section 7, NPPF).
3) The windows in first and second floors serving the landings in the south facing elevation shown on Drawing No. 10272-02-A shall be permanently glazed with obscured glass.

Reason: To protect the privacy of the occupiers of adjoining properties.
(Policies BE8 & H8, S.B.L.P.R & Section 7, NPPF).
4) Notwithstanding the details submitted with the application, the proposed garden building shown on plan no. 10272-02-A is specifically excluded from this planning permission.

Reason: For the avoidance of doubt.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 10272-LP, 10272-01, & 10272-02-A (not including garden room).

Reason: For the avoidance of doubt.
