Conditions or Reasons for Planning Application - CB/16/01601/FULL
Conditions or Reasons:
1) The development hereby permitted shall be used only as private, non-commercial stabling and for no other purpose.

Reason: To prevent the stables from being used for commercial purposes to the detriment of the locality and the local residential amenity. (Policy DM3 of the Core Strategy for the North and Section 7 of the NPPF)
2) The store hereby permitted shall be used only for storage purposes and not additional stable accommodation.

Reason: To ensure that a suitable separation is retained between the stabling of horses and the existing residential properties in the interest of amenity protection. (Policy DM3 of the Core Strategy for the North & Section 7, NPPF)
3) Within 3 months from the date of this decision, the colour or stain proposed for the external appearance of the store building alongside a timetable for implementation shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be carried out in accordance with the approved details and thereafter retained.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

4) Within 3 months of the date of this decision full details of both hard and soft landscaping along the western boundary shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the first full planting season immediately following the date of this decision (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: In order to ensure that the landscaping is carried out within a reasonable period in the interest of the visual amenities of the area. (Policy DM3 of the Core Strategy for the North & Section 7 of the NPPF).
5) Storage of manure will only occur at the location shown on drawing no 16.21.01 submitted with the application unless a odour or flying insect nuisance necessitates a relocation and an alternative is proposed and agreed in writing by the Local Planning Authority.

Reason: In the interests of neighbouring amenity and to prevent pollution of the environment. (Policy DM3 of the Core Strategy and Section 7 of the NPPF).
6) No manure shall be burnt on site.

Reason: To safeguard the amenities of the nearby properties. (Policy DM3 of the Core Strategy for the North and Section 7 of the NPPF)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 16.21.01 & CBC/001 (Site Location Plan)

Reason: To identify the approved plan/s and to avoid doubt.
