Conditions or Reasons for Planning Application - CB/16/01602/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external wall of the proposed development will hereby be finished with a white smooth float render, the frames of the windows and the door in the side elevation of the development will constructed from timber wood, the roof will be constructed of a natural grey slate and the existing flat roof will be replaced with lead, unless otherwise approved in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the building, in the interests of the visual amenities of the locality, the character and appearance of the conservation area and the setting of listed buildings, in accordance with Policy DM3, DM15 and CS13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
3) Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CS13 and DM15 of the Core Strategy and Development Management Policies (2009) and Section 12 of the NPPF
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 and Drg No. FOOL/10P/Sk(A) 16B Rev B

Reason: To identify the approved plan/s and to avoid doubt.
