Conditions or Reasons for Planning Application - SB/09/00061/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, siting and unsympathetic and incongruous design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The South Bedfordshire Local Plan Review seeks to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
