Conditions or Reasons for Planning Application - CB/16/01790/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until details of the method of disposal of surface water drainage (which shall include details of soakaways) have been submitted to and agreed in writing by the Local Planning Authority, including any land drainage system. Thereafter no part of the development shall be occupied or brought into use until the approved drainage scheme has been implemented.

Reason: To ensure that adequate surface water drainage is provided and that existing and future land drainage needs are protected. (DM3 of Core Strategy and Development Management Policies) This condition is required to be pre-commencement as it may affect the levels of the site, which would need to be agreed before any construction took place.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
(Section 7, NPPF and DM3, CSDMP)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers JJ16-0048 001 Rev A, JJ16-0048 001 Rev B.

Reason: To identify the approved plan/s and to avoid doubt.
