| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall begin until details of the proposed vehicular access onto Linden Close have been approved by the Local Planning Authority and the garage shall not be brought into use until the access has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy T10, SBLPR and Section 4, NPPF) |

Before the access onto Linden Close is first brought into use, a triangular vision splay shall be provided on each side of the new access driveway leading to the garage and shall be 2.8m measured along the back edge of the footway in Linden Close from the centre line of the anticipated vehicle path to a point 2.0m measured from the back edge of the footway into the site along the centre line of the anticipated vehicle path. The vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.
Reason: To provide adequate visibility between the existing highway and the proposed garage access and to make the access safe and convenient for the traffic that is likely to use it and for highway users in general. (Policy T10, SBLPR and Section 4, NPPF) |

The door of the proposed garage shall be sited a minimum of 2.4m from the edge of the carriageway in Linden Close.
Reason: To provide adequate visibility between the existing highway and the proposed garage access and to make the access safe and convenient for the traffic that is likely to use it and for highway users in general. (Policy T10, SBLPR and Section 4, NPPF) |

The first floor windows in the south-western side elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the south-western side elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties. (Policies BE8 and H8, SBLPR and Section 7, NPPF) |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 and H8, SBLPR and Section 7, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, DBCJS210355 and DBCJS210356.
Reason: To identify the approved plans and to avoid doubt. |
