Conditions or Reasons for Planning Application - CB/16/01938/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials outlined on drawing numbers: CBC/008 and CBC/009.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009).
3) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as No. 3 Sutton Road, Potton and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a isolated independent residential unit within the open countryside, in accordance with Policy DM4 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: CBC/001; CBC/002; CBC/003; CBC/004; CBC/005; CBC/006; CBC/007; CBC/008; CBC/009; and CBC/010.

Reason: To identify the approved plans and to avoid doubt.
