Conditions or Reasons for Planning Application - CB/16/02042/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The Silver Birch to be felled shall be replaced by a new Silver Birch (Betula pendula) of at least Selected Standard size (10 to 12cm girth) at the time of planting, and be planted during the planting season (November to March) following completion of development, at the position marked on the Block Plan (Drawing no. 6570.02) as prepared by Bradbury Design Ltd. The tree shall then be satisfactorily maintained for a period of 5 years until established. If the tree dies or is damaged within this period, then it shall be replaced, as previously specified, during the next planting season following loss.

Reason: To ensure the successful establishment of a replacement tree in the interests of maintaining woodland character and amenity.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 6570-01, 6570-02.

Reason: To identify the approved plans and to avoid doubt.
