Conditions or Reasons for Planning Application - CB/16/02076/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
3) Before the development is first brought into use the 4.8m widened access/junction, parking space, surfacing and drainage shall be constructed in accordance with the details indicated and annotated on the approved drawing no. P01 Revision A (see notes to applicant) and the amended access and parking space so provided shall thereafter be retained as such.

Reason: To provide adequate replacement on site parking clear of the public highway
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the side (north east) elevation of the proposed extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P01 RevA, P02 and P03.

Reason: To identify the approved plans and to avoid doubt.
