Conditions or Reasons:
1) The proposed single storey rear extension and attendant raising of the existing rear roof height, given the orientation directly south of the neighbouring property and the siting on the property boundary, would result in a development that would fail a 45 degree light test and would cause an unacceptable loss of light to a habitable room with a single light source and would also be overbearing, and therefore would be considered to be harmful to the amenity and living conditions of the occupiers of No. 23 Dunstable Road. Therefore it is considered that the proposal is contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), Section 7 of the National Planning Policy Framework and the technical guidance in the Central Bedfordshire Design Guide (2014).
