Conditions or Reasons for Planning Application - SB/09/00099/FULL
Conditions or Reasons:
1) The proposal represents an unacceptable form of backland development, out of character with the area and involving the intensification of use of an access alongside existing dwellings. This would have a detrimental effect on the amenity of the residents of numbers 18 and 20 Clifton Road by reason of additional noise, nuisance and disturbance. The proposal would, therefore, be contrary to the principles of good design set out within national advice in Planning Policy Statement 1 'Delivering Sustainable Development' and Planning Policy Statement 3 'Housing', and to the provisions of Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The development, if permitted, would lead to the intensification of use of an existing access which provides inadequate driver / pedestrian intervisibility and will lead to conditions of danger for all road users.
