Conditions or Reasons for Planning Application - CB/16/02305/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence at the site before details of materials to be used in the external surfaces of the development have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details.

Reason: To ensure that the appearance of the development is acceptable in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009).
3) The car parking, amenity space, means of enclosure and refuse storage shown on drawing 04 shall be provided at the site before the dwelling is occupied.

Reason: To ensure that the development would be of an acceptable standard in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009) and the Central Bedfordshire Design Guide (2014).
4) No development shall commence relating to the store building shown in the rear garden of the proposed dwelling before details of its size, design and materials have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out as approved.

Reason: To ensure that the appearance and scale of the development would be acceptable in accordance with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 03, 04, 05 and Design and Access Statement

Reason: To identify the approved plan/s and to avoid doubt.
